Palm Springs Neighborhoods

If one were to be hypothetically looking for a condo/home in the Palm Springs area as a Canadian looking for mostly Winter use, where would be a good neighborhood to look in terms of proximity to courses, safe area, close to ameneties/supermarkets. Would like to rent out/Airbnb rest of the time. Don't care about schools (obviously).

I personally prefer Indian Wells or La quinta, la quinta is further from palm springs city but, it has its own small area and if you join PGA west then you have 6 or 7 courses you can play if I remember right. These are west and southwest but seem to be the quieter side of the valley. There are some bad area's in the valley and you should look at crime stats before you buy.

Not to threadjack this... (but I totally will a little bit), would you also consider those as good areas to target for a US full-ish time retiree as well?

My mother in-law is looking to move someplace warm and west (since her only daughter and I live in LA with her only grandchild) and has always liked the Palm Springs area. Seems like a good distance to us (without being on top of us) but wasn't sure where to even start thinking about looking. She'd like someplace with facilities / activities but doesn't care about (or want to pay a premium for) golf (of course I wouldn't mind at least some proximity / access to golf...). Figure a budget of $500-$800k and looking for a smallish 3 bed house. Probably look to rent something for an extended period next winter to try it out and then buy after that FWIW.

A friend of mine has a second home in the Golf Club at La Quinta community, I would guess its in that price range. There's a community center with a variety of activities, and the golf course is pretty decent. Its at the south end of that "metropolis", but its still not far to most shopping. Its at least one option to look at. If you're looking at zillow, , this is the area south of Avenue 60, you'll see a bunch of homes for sale, most under $500k.

Have a friend that just bought in the Indian Wells neighborhood. He loves it, two courses on property and I think a third that is private

My friend has a house in Indio that we stay at near Terra Lago/Fantasy Springs casino, and it's nice and quiet up there. Yes, it is a little bit out of the way, but all of the amenities are up there, and it's super easy to hop on and off the freeway to go wherever you like.

Plenty of 3 br in PGA West available in the $500-800k range. You can join as a Sport member and have full access to an excellent workout facility, tennis, pickleball, bocce, etc. Plus the social scene is exceptional IMO.

My parents rented three different houses, the last one for several years, in the Del Webb gated development in Palm Desert from Jan - April. Mountain Vista has two courses. Good amenities.

The golf deal I think was pretty good for my dad. We'd mostly play those courses when we visited but would pick a couple of courses outside the development to play at each time as well. Honestly, it was winter, we were in California and I could have cared less about what course I was playing for the most part, but the courses at that place were very well maintained.

I do have a friend who is a realtor in the valley. He’s helped me and a few buddies in the past. Nice guy who won’t pressure you. I’m sure he’d be able to point you in the right direction.

I would look at Phoenix and outskirts as well. If you don't want 115 degree's in the summer then I would look to places like St George UT, Summerlin Nevada, or Henderson NV, Those places will stay 10 degree's cooler than palm springs/Phoenix and will be well within your price range.
