Closing down each of the 9's over the next three years to put in bermuda greens. So an already busy golf course will be even busier for the foreseeable future. That said, it is a change that will enhance it as they couldn't keep up with the demand of play out there and the stress it puts on bent grass especially during the late Spring to early Fall out there.

I would be curious to see what might happen to dues after that project is complete. I could see a bump up in them as you are providing what will be a superior product once they are grown in. Also, driving through the neighborhood, you see all the teardowns and new construction going up, you may see them take advantage of the money that is being pumped into that neighborhood from the real estate perspective.

I haven't seen the latest deal on initiation and dues, but last time I looked, they were doing the affordable initiation with no commitment all the way down to three-year commitment with no initiation. The range is meh, and it seems like you are always hitting off the mats and not the grass. The small short game area is pretty decent. The putting green is atrocious, but maybe they can level it out some when they re-grass it. It's better for goofy putting contests than practicing your putting with the slope/tilt that runs through it.

If you are able, drive through the neighborhood during the week and you can get a good feel for the amount of play during the times when you are looking to play. You see the two #1 holes of Choctaw and Cherokee (iirc) and the third nine is a bit of a drive by cart. Also, just drive through the parking lot and you can get a feel for the club's activity level as well. The golf courses are not long. And you feel like you are playing through the neighborhood with houses on both sides of the course.

(edit to add - I know they have very active MGA/Senior MGA/LGA, so it shouldn't be hard to jump right in and find people to play with)

With that all said, if you live/work in the area, it's really the only show in town if you want a club you can get to during the week. Weekends, you can get to most places with relative ease, but it's the during the week that is the issue (unless you have a very flexible schedule). They have positioned themselves well as the only other option is $85k and $600/mo dues.

I've heard good things about all the family activities and you get the feel that they push the family atmosphere as well. Pool is packed in the summer. They also don't have a gym on site but you can take classes at a place down Lower Roswell towards Johnson Ferry. Haven't had much of the food there, but the Joe Lee lounge looks nice since they renovated it.

What other courses are you looking at?
