If you could just book direct, even if they upcharge on the lodging/golf rates vs the member rate (which frankly, I doubt they can do in places like Nebraska or Evansville, IN), there is no reason to put down the dues/initiation.

Played there Saturday. I don’t expect there to be nonmember play based on the conversations I had with the staff. I’m assuming all the cabins they put in are for members to stay and play. When I asked about any type of rain check before the round since the forecast didn’t look great, I got a “we’re going private, so nothing we can do” type response. Which makes me believe you’re gona have to be or know a member going forward

Tons of new golf auctions with Dormie Network play and stay packages.  Also, this is on their website:

I did notice I’d doesn’t mention Dormie Club but who knows if that is because they had outside deals with agents in NC that are expiring.  
 

Personally, I have only played Ballyhack and never had a trouble getting a tee time short notice through private club connections.

auctions and charity promotions are very different than making it a core part of their business model. Tons of private courses participate in charity programs

But the call it a “play and stay package” with an actual value.  They also use to specifically call it out for individual clubs on their website as part of there membership drive.

Again, I think you're over-reading the situation. The "actual value" they listed is just the unaccompanied guest rate plus the rack rate for the room. 

 

All indications are they are moving toward being more private, not less. Not saying it' going to be Augusta National difficult to get on, but this would be the opposite of everything they've been working toward for the past few years.

Been wanting to get up to Ballyhack. I am a member at a private club in GA that has been able to get me on other private courses. What was the deal there? multiple rounds? fee? stay at cabins?

You will have to have a member host you. They can be with you or you can play unaccompanied with member host. Unaccompanied will cost double.

It wasn’t free and it wasn’t  $300 either

I’ve played Dormie about a half dozen times and did actually consider joining. 
 
As of may 2021 when they went full private, $300 is the quoted rate for what they call a “discovery” visit for potential clients. 
 
you may be able get a discount if you push them, but as you said YMMV. That’s the rack rate now that they’ve gone full private. 
 
Calling them and saying you’re considering joining isn’t exactly a secret move, they get those calls every day.

We have a trip planned to the area and a guy from our group has a friend who is a member.  Does anyone know what the guest fee is now.  I see in this thread that there might be two prices depending on whether the member plays with us or not.  I also heard that if we are unaccompanied that we have to have a caddy.  Can anyone confirm this and what the fees are?

Wouldn't it make sense to have your friend ask his member friend?  You'll have a lot more reliable information that way.

$150 accompanied, $300 unaccompanied. Unaccompanied you have to have a caddie if it’s like the other Dormie clubs.
