decent business idea but need advice

I have been wanting to buy an old warehouse and put some short game areas in it as well as driving range bays that folks can hit from inside to outside. I really think the idea is decent but dont know if i am in over my head. Id like to have some really nice artificial greens inside. Have one just for putting and have 2 or 3 for pitching and chipping, I live in a place where its warm as crap in the summer and humid and colder than crap in the winter so i feel like people could be comfortable while they practice. I may just try to stick with the short game area and not try and have a driving range but are bad players going to want to practice short game? isnt that why there bad in the first place? I am a good player almost scratch and would rather practice short game (on great greens) than go pound balls. what do you guys think?

In theory, it's great. But you and the above commenter are right - people pay to pound balls, and if you're looking to make some cash it's gotta be range first, and if you also have a short game area then good for you. But the range pays the bills. Should bad players practice short game more? Of course. That's the area where 'less than average' golfers are almost universally bad.

Small short game area would be a good thing and bigger range area.

Some things to consider is how many ranges are in the area you are looking in to? How many have their been in the past? How many have went under?

Overhead!!!! Heating and Cooling expenses are going to be a huge part of this endeavor. Sorry that is going to be the biggest constant expense that will never go away. Sure you can pay off the stuff inside the warehouse, but it is still going to cost a mint to keep it climate controlled.

But you will have the ability to make money in the winter when the other ranges can't.

Where are you planning to do this?
