HOW MUCH LAND?

Depending on the layout of the holes of course, but one widely set out could fit nicely on like a sq. mile, but thats a good piece of land. Probably 3/4 of a sq. mile, or even less.

you need 160 to 200 acres for 18 holes depending on course layout and ammenities (driving range size, practice facilities - putting green, short game area, clubhouse - public or private, parking, and maintenance facilities).

for got to mention - 160 - 200 acres is for a simple golf course and simple facilites. the addition of pools and tennis courts will require additional space. additionally if you are going to have a clubhouse facility that has large dining or banquet space you will need additional parking and more land.

Very good points. In my post, I was a little lazy and forgot about the other ammenities.

the ammenities are my job. it was this job that got me playing golf.

one more point i would like to add is cost.

not including land cost, a 7,000 championship course can range between 5 million and 15 million to building depending on existing site features existing and site features added.

a clubhouse can range between $150 - $400/sq foot. i see that you are in maryland and i have recently completed work in that area in the last year and know that a clubhouse in that area, moderate finish to high finish out, with cart barn is going to be in the $250/sq. foot range. for a daily fee your looking at 20,000 to 25,000 and private (with dinning and banquet) your looking at 30,000 to 50,000 depending on membership size.

It all depends, I have seen top notch course's on little as 92 acres & as much as 700 acres. Does he want a Country Club or a Golf Club? They are 2 different animals altogether. Some of the best are Golf Clubs. Why on earth would you spend that kind of dough on a 10000-30,000 sq. ft clubhouse? I could go on & on about this subject---this is my business.

- 92 acres??? was that a 18 hole par 72 course? seems really really small

- with todays market and material cost you are looking at the $150-$400/sq foot. this does vary based on finish out, ammenities, and location. 10,000 sq ft is pretty small for a clubhouse. you've got to think even a small daily fee facility is easily 10,000 between cart storage (3,000+/-), pro shop (1,000 +/-), restrooms (600-1,000), dining/bar (1,000 sf - 48 occupants and bar), kitchen (1,000 sf - including cook line, storage, cleaning, and recieving), administration (500 sf - pros office, gen manager, acct.), storage (400 - furniture, pro shop, etc...), building systems (400 - mech/elec/plumbing), and circulation (200 - 400 sf). with all that, not including any covered porches/terraces you've got between 8,100 and 12,000 square feet.

He wants to do something like a resort course. similar to TPC sawgrass, a resort style course. I will pm you with some questions.
