land prices in rural(ish) southeast is going to be quite affordable when you compare to the West Coast.

One bright side is he can make a pretty good chunk of change having a company come in and log that plot. There’s a lot of $ there that should make a nice dent in the start up costs. 
 

Edit... that track would cost a couple million out here.

The model (similar) currently exists all over this area down here. Ohoopee is probably the one that most comes to mind, but you have Congaree and Cuscowilla within an hour and some change on either side. Champions Retreat is just down the road, as well. Succession is almost entirely National membership just 2 hours on from Aiken. I think making projected pricing structures public would not only be premature, but probably harmful in keeping interest. I’m guessing some of the statements have been made with that in mind. 
 

Look, it’s fun to speculate and you’re allowed to fall on either side, but I think it’s a mistake to assume he’s not properly funded or somehow unaware of what it costs to run the club he has in mind. My hope is that we get an Ohoopee or Congaree that is somehow more accessible. I know I’m here for another fun track with an emphasis on the golfer’s experience.

That was part of my point - the good thing is that that this kind of model seems to be very popular in that area - the bad news is that there is a lot of competition specifically because of that. But Ohoopee also had a $250k founders fees and significant annual dues - along with 4 figure lodging costs. And that was only as of a year or so ago - that could have changed.

 

BTW I think the only reason some people assume he's not properly funded or seems to be unaware of club cost structures is that in the past he has seemed to not be properly funded and acted like he was unaware of basic operating cost structures.
