Although new courses in the PHX valley will be next to impossible due to water.  Supply is capped.

I think zoning is already approved Grayhawk was going to do it at least that's what Andrew Getson told me and then they scrapped it

Im all for fewer available tee times at a really great course, not to mention with dynamic pricing we are looking at Shadow Creek fees.  As another upside it will give the valley another resort to put on the top golf resort lists.  Those are very popular nowadays, and we can snicker at all our friends who live in areas where they have no mega golf resorts, and thumb our noses at the $49 greens fees they are paying.

Anymore details about Arcis' bid and mental model? - seeing above they might keep it public and build a resort, but I'd have to think they don't include in their existing memberships (Players, Prime, etc). One things for sure, if Arcis does acquire it, I hope they have a stellar superintendent to manage all the play.

Is Arcis flush enough to actually buy a place like GH? It’s got to be peak value right now too with the golf climate and it being in scottsdale/NCAA’s recognition

You can mortgage alot of s*** to finance it I heard it was 100 million which sounds somewhat low and Grayhawk is a cash cow

With Arcis portfolio of mostly high-end properties, buying three successful Pacific properties is easy.  It's not so much about the price of a course as it is, Arcis resources and portfolio net value before acquisition.  Even leveraged high-end appreciating properties can be substantial collateral.

Not in Dallas. Low end courses with issues with no hope in sight for improvement.
