I felt the same way until aen (self proclaimed inventor of, and actually “thee” internet itself) said he could have any of that info in mere minutes if he so chose. So why hide 🤷🏼‍♂️

if the renovation/repair cost can't be recovered, that's certainly unreasonable.

 

the costs are tax-deductible, even though empty, as long you're trying to rent it.

 

there has to be someplace in the middle where rent controlled rates and costs meet.

Down here it is on the commercial end. Someone will get a 6 month lease and then their business is successful and the rent nearly doubles.

This lady I know ran a independent Golf and tennis store right behind me. It is in a strip mall. Now she was the first tenant in there and was there for 23 years never late on her rent. Around 2010 or so they increased her new lease 3X. She told them she had been in there 23 years never no trouble or late on rent. They did not care so she has a fire sale and retired. Now there are like 6 other tenants in there including a Papa John's Pizza. Her unit has sat vacant since 2010. Another friend of mine his Aunt leased a place up on HWY 90 in N Myrtle and after a year upped her rent 3X. She went up the road about a mile and leased a place there who gave her a 10 year lease cheaper She is still there and thriving. The place down the road never rented again and it has been like 10 years last I saw it some 6 years ago now it looked like it was falling in and abandoned.

Now on the housing end there is a crisis in Myrtle Beach so much that the city council is addressing the issue. Rental is so expensive that people can not afford to rent where they can work in the city. With gas prices nor can they afford to stay like 20 miles away to drive to cheap jobs. With the area being a service driven area restaurants and hotels are having trouble finding help. Part of the issue is being handled by Williamsburg County 2 counties away. That area has no jobs but they run a state supplemented bus service that brings workers from 35 miles away to work in Restaurants and Hotels. Myrtle is thinking on the same lines

if you have newer car with an entertainment center, it's tracking where you go, when you go, how you get there, where you shop, where you don't shop, where you live, where you work, what music you listen to, what radio stations you listen to, etc.

 

the car manufacturers sell your information to data brokers, including insurance companies. some insurance companies were modifying your rate by how fast you drive, how fast you accelerate, decelerate, change lanes, etc.

 

a lot GM customers freaked out. GM announced they would no longer sell the data to the two well known companies who sell to insurance companies. pr situation settled.

 

haha. but they still sell to others companies who then sell it to the insurance companies, without telling you that. hahaha.

Porsche.  Why on earth do folks look at you like daddy warbucks when you drive one ?   Humans are so damn weird.  I’ll never figure them out.  This little one here grows on me because I love white cars.  And gadgets.  It has gadgets galore.  I either prefer no gadgets. Or so many I cant count. Not in between. 🤣.  But I hate the attention.  Always have hated that about any collector car.  This Porsche is worse. And for the life of me I can’t help but think “ what wrong with you people. This cost half what my pickup truck costs.  Half what your pickup truck cost.  Go away “!  🙃.  I can’t sell it fast enough because of that.  And I kind  of like the little thing.  
 

maybe I’ll throw a big ford oval on the hood or something.

reminds of a story. I needed a small piece of shrapnel taken out of my neck. the doc (most in the service were basically residents just out of school, which is fine) had a young corpsman do it. he was talking him through it and as soon as he cut, the doc and corpsman said in unison, "OOPS!"

Seems the affordability issue and dramatic rise in rents coincided with the elimination of mortgage interest deduction. The tax code  once"rewarded" home buyers with interest cost deduction an d by extension kept rental rates lower all of which reflected that the disparity. By that elimination it essentially levelled the playing field for renters vs owners. The down side to that is smart money saw this as a way to move in, buy up and develop rentals, then drive up price, then what they could not rent at those inflated rates they lease out to Section 8 (subsidized housing), and it's often beyond the 10% target mandated at Federal level. So to my mind, this is a case where good intentions have given bad outcomes..

 

They have added 10,000 apartments in my city but the rents are through the roof. PE money owns all of it, and there's published cases of PE buying up Florida housing and squeezing out 1st time buyers and often they won because their offers were 100% cash. The housing market has become highly distorted and mostly to the detriment of regular people, and much of it may have been caused by benign re-write of tax code.
